What Rubber and TPO Roofing Actually Are

Rubber roofing, commonly known as EPDM, is a synthetic rubber membrane that has protected commercial and low-slope residential roofs for decades. It is prized for its flexibility, its resistance to cracking in cold weather, and its long service life. EPDM comes in wide sheets that reduce the number of seams, and those seams are joined with adhesive or tape systems engineered to stay watertight for years.

TPO, short for thermoplastic polyolefin, is a single-ply membrane that has grown quickly in popularity. Its reflective white surface bounces sunlight away, which helps keep interior temperatures down and cuts cooling costs. TPO seams are heat-welded rather than glued, creating a bond that is often stronger than the membrane itself. Where These Systems Perform Best

  • Roof replacements over aging membranes: When an old tar-and-gravel or built-up roof fails, a fresh TPO or rubber membrane restores watertight protection without a complete structural teardown.
  • Rooftop equipment areas: HVAC units, vents, and conduit create dozens of penetrations. A skilled membrane installation seals each one against leaks.

Each of these calls for careful surface preparation. We clean the deck, address any rot or soft spots, add insulation where needed, and only then lay the membrane. Cutting corners at this stage leads to failures down the road, and we refuse to work that way.

The Installation Process Step by Step

A durable rubber or TPO roof depends on method as much as material. Here is how we approach the work from start to finish.

  1. Inspection and measurement: We assess the existing deck, note every penetration, and calculate exact material needs to minimize seams.
  2. Surface preparation: We remove debris, repair damaged decking, and install cover board or insulation to create a smooth, stable base.
  3. Membrane placement: We roll out the membrane, allow it to relax, and position it precisely around edges and rooftop fixtures.
  4. Seam bonding: For TPO we heat-weld the seams, and for EPDM we apply adhesive or seam tape rated for long-term performance.
  5. Flashing and detailing: We seal every edge, drain, and penetration, because these transition points are where most leaks begin.
