A flat roof solves problems that a sloped roof cannot. On commercial buildings, apartment blocks, garages, and modern homes, a flat roof gives you usable space, straightforward access for maintenance, and a clean architectural line. But a flat surface also holds water, collects debris, and reacts differently to heat and cold than a pitched roof. That means the materials, the slope, and the installation must all be correct. At The Roofer Direct, we treat flat roofing as its own discipline, not as an afterthought to shingle work.

What Makes Flat Roofing Different

A flat roof is never truly flat. It has a small slope, usually between one-quarter inch and one-half inch per foot, so that water drains toward internal drains, scuppers, or gutters. When that slope is wrong or the membrane is poorly seamed, water pools and seeps into the deck below. Ponding water is the most common cause of flat roof failure, and it is entirely preventable with correct design.

The deck material, the insulation layer, and the waterproof membrane all work together as a system. Each layer must be compatible with the others. When The Roofer Direct installs a flat roof, we check the deck condition first, correct any low spots, and then build the assembly up so that the finished surface sheds water the way it should.

Membrane Systems We Install

Different buildings call for different membranes. We match the material to the structure, the climate, and how the roof will be used.

  • TPO membrane: A single-ply white sheet that reflects heat and lowers cooling costs. It is heat-welded at the seams for a watertight bond and is a strong choice for commercial buildings.
  • EPDM rubber: A durable synthetic rubber known for long service life and flexibility in cold weather. It handles temperature swings without cracking.
  • Modified bitumen: A multi-ply asphalt system that adds redundancy and stands up well to foot traffic on roofs that see regular maintenance visits.
  • Built-up roofing: Layered felt and asphalt topped with gravel, a proven system for large low-slope surfaces.

Each of these has a place. The right selection depends on your budget over the life of the roof, not just the day it goes on.

Our Installation Method

Getting a flat roof right depends on order and detail. We follow a set sequence so nothing is skipped.

  1. Inspection and moisture check: We examine the existing deck, find soft spots, and locate any trapped moisture that must be removed before new work begins.
  2. Deck preparation: We repair or replace damaged decking and adjust the slope so water drains to the correct outlets.
  3. Insulation and cover board: We add insulation to meet code and improve energy performance, then a cover board to protect the membrane.
  4. Membrane installation: We fasten or adhere the membrane, then weld or seal every seam and flash every penetration such as vents, curbs, and drains.
  5. Final walk and testing: We flood-test or inspect the drainage and confirm the surface sheds water fully.

Flashing details around penetrations and edges are where most leaks start. We give those areas extra attention because a membrane is only as good as its weakest seam.
